Project Overview

In Annandale, VA, these homeowners wanted to expand the functionality of their backyard by creating a comfortable outdoor retreat where they could entertain friends and family year-round—without worrying about insects or rain. With a finished basement that opened to the patio, the goal was to design a covered outdoor space that would extend their entertaining area while preserving the character of the patio their son had previously built.

The solution was a custom circular screened porch thoughtfully integrated into the existing patio layout. The curved footprint mirrored the shape of the patio, allowing the new structure to feel like a natural extension of the original design. Beyond aesthetics, the construction of the porch also resolved an issue with water pooling caused by the patio’s previous pitch, improving drainage and protecting the outdoor living area.

Careful attention was given to the roof design, which was meticulously shaped to avoid obstructing the view from the home’s upper-level windows. Rather than traditional downspouts interrupting the sightlines, decorative rain chains were installed to guide water away from the roof while adding a subtle architectural element.

The porch’s knee wall was crafted using natural stone set on mesh and finished with a stone border that matches the surrounding patio, creating a cohesive transition between old and new materials. Overhead, a tongue-and-groove beadboard ceiling adds warmth and character, enhanced by subtle rope lighting that creates a welcoming glow for evening gatherings.

For durability and easy maintenance, all structural posts and columns were carefully wrapped in PVC trim, ensuring long-lasting performance in the outdoor environment. Discreet weep holes were also incorporated into the design, allowing moisture to drain properly and helping protect the structure over time.

The result is a beautifully integrated screened porch that enhances both the functionality and charm of this Annandale backyard—providing a comfortable, bug-free space where the homeowners can relax or entertain in any weather.
